Frequently Asked Questions

What deliverables will I have when the engagement ends?

Everything we build stays with you. Nothing leaves with us when the engagement ends. Depending on the scope, deliverables typically include operational playbooks and SOPs, staffing model reviews, KPI dashboards with property-level detail, vendor matrices with contract terms and renewal dates, revenue trackers, implementation roadmaps, and detailed findings reports with prioritized recommendations.

Our goal is to leave your organization stronger and more self-sufficient than when we arrived. Every tool, template, and system we create during the engagement is yours to keep and use going forward.

How flexible is your pricing structure?

Very. We structure every engagement around the scope of work, not a one-size-fits-all retainer. Depending on the project, we offer flat project fees, monthly retainers, milestone-based payments, or performance-based pricing tied to measurable results.

We prefer flat project fees for defined engagements because they align incentives and eliminate surprises. You know the total cost before work begins, and if the project takes more hours than planned, that is our risk, not yours. For ongoing fractional leadership roles, a monthly retainer is typically the best fit. Every proposal is customized to the engagement.

How is OpsVerify different from a traditional consultant?

Most consultants deliver a report and move on. OpsVerify is different. We embed directly into your operations, working alongside your teams to implement real change rather than leaving you with a binder of recommendations and no execution plan.

Our approach is hands-on from day one. We diagnose issues, build the frameworks, coach the people, and stay engaged until results are measurable. Whether it is a 90-day turnaround sprint or ongoing fractional leadership, our goal is sustainable improvement, not billable hours spent on theory.

What does a fractional COO do for a multifamily company?

A fractional COO provides executive-level operational leadership on a part-time or project basis. Instead of hiring a full-time chief operating officer, multifamily owners and operators bring in a fractional COO to lead teams, diagnose performance issues, build accountability structures, and drive execution across their portfolio. This role is especially valuable for companies experiencing growth strain, underperformance, or leadership gaps that require senior-level attention without the overhead of a permanent executive hire.

Do you only identify issues, or do you help implement changes?

We do both. Identifying problems is only valuable if you can fix them. OpsVerify conducts thorough operational assessments and then stays to lead the implementation of every recommendation.

Our engagements are structured around execution. We build the SOPs, train the teams, install the reporting tools, and hold people accountable to the new standards. You will never receive a report and be left wondering what to do next.

What size portfolios are the best fit?

OpsVerify works with portfolios of all sizes, but our services are especially impactful for groups managing between 500 and 10,000 units. This is the range where operational complexity outpaces the systems and leadership structures most companies have in place.

That said, we have worked with smaller owner-operators managing a handful of properties and with larger platforms overseeing tens of thousands of units. The common thread is a willingness to invest in operational excellence and a recognition that the status quo is not working.

Do you work with owner-operators and third-party managers?

Yes. We work with both. For owner-operators, we often serve as an extension of ownership, helping to professionalize operations, build internal infrastructure, and scale without losing control of the day-to-day.

For third-party management companies, we partner at the platform level to strengthen regional oversight, standardize processes across the portfolio, and improve the performance metrics that matter most to their clients. Regardless of your structure, our focus is on making the operation run better from the inside out.

Can you help with lease-up, affordable housing, and workforce housing?

Absolutely. We have deep experience across conventional, affordable, LIHTC, workforce, and lease-up properties. Each asset type comes with its own compliance requirements, funding structures, and operational challenges.

For lease-ups, we help build the marketing plan, staffing model, and operational playbook before the first resident moves in. For affordable and workforce housing, we understand the regulatory landscape and help teams stay compliant while still driving NOI and resident satisfaction.

What kind of measurable results can I expect?

Our engagements are built around measurable outcomes, not just recommendations. Clients typically see reductions in corporate overhead, improved staffing efficiency, stronger ancillary revenue capture, and tighter vendor management. We benchmark your current performance, set clear targets, and track progress throughout the engagement so you can see the return on your investment in real time.

What does an operational audit include?

Our operational audit is a comprehensive review of your portfolio's performance across every major category: leasing and marketing, revenue management, maintenance and turns, staffing and org structure, vendor relationships, compliance, resident retention, and financial reporting.

We conduct site visits, interview team members at every level, review your data and reporting systems, and benchmark your results against industry standards. The output is a detailed findings report with prioritized recommendations and a clear implementation roadmap.

How quickly can an engagement begin?

In most cases, we can begin within one to two weeks of the initial conversation. We move quickly because we understand that operational problems do not wait for long onboarding cycles.

Our discovery process is streamlined. After an initial call to understand the scope, we provide a proposal within days and can have boots on the ground shortly after. For urgent turnaround situations, we can mobilize even faster.

Can you help reduce corporate overhead and improve profitability?

That is one of our core specialties. We analyze your management company's cost structure from staffing ratios and vendor contracts to software spend and back-office workflows. Our goal is to find inefficiencies that are quietly eroding your margins. We then help you restructure operations, renegotiate contracts, and right-size teams so that savings hit your bottom line without sacrificing service quality at the property level.
